Carbon Monoxide Alarms. Note: If the improvements on the Property have a fuel-fired heater or appliance, a fireplace, or an attached garage and one or more rooms lawfully used for sleeping purposes (Bedroom), Seller understands that Colorado law requires that Seller assure the Property has an operational carbon monoxide alarm installed within fifteen feet of the entrance to each Bedroom or in a location as required by the applicable building code, prior to offering the property for sale or lease.

Is Your Home in a Flood Zone? It Will Cost You.

Is your home, or a home you are buying, is in a flood zone?  If so, you will likely pay a great deal more for property insurance each year; much more than if your home is not in a flood zone.  Not to mention, your home also runs a higher risk of experiencing some degree of flooding in the future.  If you want to find out if a home is in a flood zone, you can check with an appraiser, or on your appraisal report.  The flood zone information is typically found on page one of a standard appraisal report.  Alternatively, you can go to the FEMA website, just CLICK HERE.  Save some money and stay dry...buy homes outside of flood zones!

Doulas County Tornadoes | Tornado Safety

Tornado_parker_2 Two tornadoes touched down near Parker, Colorado this past Sunday.  Though I did not see the tornadoes, many did, including Tammy Freeman, who took the great picture to the left.  I don't think she is a storm chaser...but I would have likely been looking and running the other direction!  Thankfully there was no major damage reported and no one hurt.

Did you know that every state in the country has registered occurrences of tornadoes?  Even Hawaii!  That being the case, it may be time to brush up on some tornado safety reminders:

-A tornado watch will be issued if there is a chance of a tornado.  So if you hear sirens, or get that annoying storm alert announcement interupting your TV show, poke your head outside and take a look.  Also, turn on a radio or TV for updates.

-If a tornado watch is upgraded to a tornado warning, then a tornado has been spotted.  At this point, you can either 1)grab your camera like Tammy, or 2)Get to a safe place until the tornado has passed.

So where is a 'safe' place?  I expect you can never be certain, but the safest places I've heard you should go to are in a basement, under stairs, or a local storm shelter.  Protect yourself from debris by covering up with a blanket or mattress.  Prior preparation is advised > have a plan for you and or your family.

Southlands | 5K or 1 Mile Walk/Run in September

Assessed Value; Dispute Your Property Tax Value (Arapahoe County)

Moneyhouse_3 I am a full time Realtor, but manage to squeeze in an appraisal or two most days, because I am good at determining the value of a home and I like to stay current on neighborhood trends throughout the Denver Metro area (yes, I work more than I should).  One of the trends that I have seen for far too long now is that property values have generally been going down.  It is a reality.  The other reality is that you may be getting taxed on an assessed value of your home that is far too high.  A $250 appraisal can be used to dispute your assessed value and ultimately save you much more than $250 in taxes each year.

Greenfield | Centennial, Colorado (near SOA)

Greenfield is one of those neighborhoods that suits lazy sunny days and a tall glasses of cool lemonade.  The long winding greenbelts, surrounding trail system, swimming pool, park, and large comfortable homes all combine to create a a great neighborhood.

Greenfield is located in Centennial, a few miles north of E-470, off of Smoky Hill Road.  The is plenty of recreation nearby, including Aurora Reservoir and several golf courses.  There is also some fun places to spend money, the most popular being the Southland Mall area.

The homes in the community range in price from approximately 250-550K, and there are around 700 homes, so you are bound to find one on the market at any given time that you would like.  The school district is Cherry Creek, which is one of the reasons that people initially seek out the area to live in.  To find out more about the community, you can go to the Greenfield HOA website, where you will find helpful information, including information on their youth swim team...in the event you have a young Olympian in training in your family!

Due Diligence With Radon Testing

You wouldn’t live in a uranium mine or on top of a radioactive waste dump yet many homes across North America and Colorado are more dangerous than any of these places.  And without a radon gas test you have no way of knowing if your client’s new house is one of them.  According to the EPA, fifty-two of the sixty-four counties in Colorado(81%) are considered Zone 1, “an area of High Concentration.”  To see the EPA map go to www.pillartopost.com/environmental-inspection-radon.aspx

Recent news stories continue to inform the public about this risk. A story November 13th on CW 2 News even noted that some recent studies indicate a possible link between our high Multiple Sclerosis rates in Colorado and high Radon levels. See cw2.com and click on the Unit 2 Consumer alert link.  Radon is a tasteless, odorless, colorless gas that is found everywhere and occurs naturally from the decay of uranium in the earth’s rocks and soil.  When the gas decays further, some of its elements attach themselves to dust particles and lodge in our lungs.  When these elements decay, they emit bursts of energy that can cause lung cancer.


Some 20,000
U.S. deaths a year are estimated from exposure to radon, the second highest cause of lung cancer behind smoking.  If you are thinking that your client’s new neighborhood is not a concern, think again.  Readings above 85 pCi/L have been found by Mr. Recke in South Aurora this past year alone.

The U.S. Environmental Protection Agency, the Colorado Department of Health, and the Surgeon General recommend radon testing, whether you are buying a home or just living in it.  Most radon tests are conducted when a house is for sale, usually as a precaution by the buyer, but more and more homeowners are having tests just for their own peace of mind.  In an effort to cut fuel costs and to be energy efficient, many homes are over insulated and one result is that small amounts of radon gas can accumulate and grow to unsafe levels.

               

A radon test is easy and relatively inexpensive -- many home inspectors conduct the test for around $100-$150 depending on whether the test is performed in combination with a full home inspection or as a stand alone test.  Conducting the test and awaiting results can take just 2-3 days if you hire an inspector that uses a Continuous Radon Monitor. He can give you immediate results after the 48 hour minimum test period.  But a clean bill of health (from reassuring test results or actions taken as a result of alarming results) can give you peace of mind for decades to come. Almost all radon problems can be fixed without major expense.  According to the EPA, 99% of high levels of radon can be solved for $800 to $3,500 -- comparable to having a hot water heater or furnace installed, or having the house professionally painted.

The conclusion is simple – just recommend a radon test for your client’s safety and for your own protection!

New Tax Credit for Homebuyers

The House of Ways and Means Committee recently approved a bill that enables most first-time home buyers to receive a tax credit of up to $7,500 for the purchase of a home.  This tax credit will be available for owner occupied home purchases between 04/08/2008 and 04/01/2009.  There are income restrictions and it is important to note that the credit is effectively an interest free loan with a 15 year repayment term.  If the home is sold prior to the repayment period, the remaining balance will fall due.  This bill certainly gives a great leg up to people currently renting that want to own a home.

A similar bill, HR 3221, recenlty passed by the full Senate.  This bill enables all home buyers to receive a $7,000 tax credit, over two years($3,500/yr), when they purchase a foreclosed property or a recently built home (built prior to 09/01/2007).  The home must be owner-occupied and there are no income limits.  Unlike the previously mentioned bill, this credit is not recaptured, unless the home is sold within two years of purchase or if the property is not used as a principal residence.  This is a fantastic incentive to home buyers, and a good way to diminish the higher than average inventory of foreclosures and newly built homes.  Aurora, Colorado in particular, has many available deals in both categories of homes, if you know how to identify them.  Many foreclosures are in great shape, or need only minor TLC.  There are still opportunities to have immediate equity upon purchase, if you find the right opportunity.
